Plaice have recently extended and remodelled a Victorian terrace to create a modern 2.5 storey dwelling suited to 21st century living, while preserving the exterior character of the original property, which is located in the centre of the Woodbridge Conservation area.

Due to the compact nature of the site and minimal external space the potential for extending was rather limited. In addition, due to the close proximity of adjacent offices and First Floor windows from surrounding properties, careful consideration was needed to ensure a private, comfortable internal environment could be created.

As a result of the rather cellular and dark layout of the existing property, it was decided to demolish the single storey rear extension and form a new boundary wall to enclose the site, which would then enable the potential of the entire plot to be realised.

Behind the boundary wall a glass roof extension was created, with full width sliding folding doors, which flood the Ground Floor with daylight and when open, help to blur the boundary between inside and out.

Through the installation of a steel frame the entire internal layout was reconfigured, including re-positioning of the staircase, which enabled a stunning open plan Ground Floor space to be created, which connects to the private Courtyard Garden beyond, with integral Braai (South African style barbecue).

By rotating the existing stairs through 180 degrees, a second staircase could be installed to reach the current Attic. The existing Attic had a reduced head height, so the decision was taken to reduce the ceiling height of the new Ensuite and part of the Master Bedroom at First Floor level, in order to create a third bedroom above.

Vaulting the remaining roof space, enabled interesting ceiling lines to be created in the Bathroom and First Floor landing, providing a sense of drama and scale not usually found in a typical two up two down.

Plaice have successfully sought planning approval for a new mixed use development in the centre of Felixstowe, Suffolk.

The site, a former auction house will make way for three ground floor commercial units with street frontage, under croft parking and cycle storage along with nine two bedroom flats, maximising the sites potential. The principal design feature is the first floor external courtyard which forms access to the residential units.

The application received favourable comments, stating that “it will enhance the streetscene and townscape through its well considered form, modelling, choice of materials, architectural styling and overall quality. This will ensure that the design is complementary to the surrounding streets that are within the conservation area, in terms of its high standard of design.”

Our client is seeking offers from interested parties to build out the proposal.
