Plaice are very pleased to announce that Full Planning Approval has been granted to refurbish and extend this former guest house. The Guest House is located along Felixstowe’s active seafront at the junction of Sea Road and Undercliff Road West, and enjoys close proximity to the towns Leisure Centre and new Pier.

The property is currently used as rented bedsits for local workers, and also contains an independent ground floor flat associated with a self-contained restaurant business run by the Guest House proprietor.

This contemporary scheme will convert the existing late Victorian Guest House into 6 self-contained flats within a courtyard style development.

Three of the flats will be created through the construction of a new extension at the rear of the building. The other three flats will be formed by the conversion and extension of the existing Guest House. In total, we aim to create 5 x 2 bed flats and 1 x 1 bed flat, all accessed by central staircase and access lift

The scheme received positive comments from Felixstowe Town Council with the committee recognising the “good quality of design and materials which supported the juxtaposition of the modern addition to the historical existing building within the conservation area”
