Remodelling and Extension, Sible Hedingham

The Overview

This property located in a quiet part of Sible Hedingham was a 3 bedroom 1960s dwelling with semi-basement. The owners of the property had recently inherited it, but unfortunately no longer lived nearby and as such were keen to give it a new lease of life before putting it on the market.

The Challenge

The existing property had been untouched since it was first built in the 1960s and as such was in need of modernisation and updating generally. The existing layout failed to connect with the substantial garden and to take advantage of the distant views of Hedingham Castle. The lower level of the property although substantial in size and comprised a double garage, large utility, plantroom and store cupboard was underused, rather neglected and unloved. The clients were keen to exploit the opportunities of permitted development and as such set a brief that all changes should be designed to avoid the need for planning consent.

The Solution

Through careful consideration and appraisal of the existing layout, a contemporary extension was proposed to the rear of the property, which exploited the enhanced permitted development rights. The proposed extension was designed to create a large open plan dual aspect space, which fully embraced the garden and maximised views to the castle. In addition a new Master bedroom was proposed, which would be accessed via a hidden door to create a very special and private space. In order to improve the existing main entrance, we suggested repositioning the cloakroom and installing additional glazing, in order to open up the entrance hallway and create a clear line of sight to the garden beyond. In addition the insertion of a lightwell would connect this space with the basement below and flood it with daylight. In terms of the basement we proposed converting the existing garage and associated rooms in order to provide two south facing bedrooms, a shared bathroom and an additional living space with access onto a south facing courtyard. The clients have now converted the basement, turning the original 3 bedroom dwelling into a 5 bedroom, 4 bathroom, 2 reception room property and are looking to start works on the extension to the rear in due course.
